There is a room in Building 19 that we did not know existed in this form. For centuries it wore a skin of plaster, flat and pale and unremarkable, the sort of surface you walk past without a second thought. Then, one morning this summer, the masons finished stripping it back — and the room revealed a barrel vault of thin, hand-shaped bricks curving overhead, and beneath it, sealed shut and forgotten, the outline of a great arch that once opened onto something else entirely. Nobody had seen it since the building was last reconfigured, and no drawing in any archive records it. The wall had been keeping a secret, and it took the removal of a few centimetres of lime to hear it.

Scuci e Cuci: The Craft of Unstitching a Wall Without Letting It Fall

The most beautiful phrase in Italian restoration is also the most practical. Scuci e cuci — “unstitch and sew” — describes a technique that sounds impossible the first time you hear it explained: you remove a section of a load-bearing wall, piece by piece, and rebuild it, while the wall continues to carry the building above it. There is no scaffold that takes the weight, no moment when the structure rests on something modern. The wall holds itself up throughout, because the mason never opens more of it than the surrounding masonry can bridge.

It is done in small squares, rarely more than a metre across, and never two adjacent squares at once. The deteriorated stones come out; new ones go in, chosen to match the originals in size, hardness and porosity, because a stone that is too strong is as damaging as one that is too weak — it concentrates stress instead of sharing it. The new masonry is keyed into the old on both sides, and small wooden wedges are driven into the last gap at the top. Only when the lime mortar has set are the wedges knocked out and replaced with slivers of brick, so that the new work is pressed tight against the old and begins carrying its share immediately.

Watching it happen is a lesson in patience. A wall that took our team six weeks to consolidate could have been demolished and rebuilt in concrete in four days. But the concrete wall would have been a different building, and the vault above it would have known.

Reading a Vault: How Medieval Assisi Built Its Ceilings

The vault we uncovered is a barrel vault — volta a botte, “a vault like a barrel” — the oldest and most honest of all vaulting forms: a half-cylinder of masonry laid along the length of a room, transferring its load outward and downward into the two long walls that carry it. It is why the walls in this part of the building are so implausibly thick. They are not thick out of caution. They are thick because they are being pushed sideways, permanently, by the ceiling.

What makes it medieval rather than Roman is the way it is built. The Romans poured vaults in concrete over timber formwork; the builders here laid thin bricks radially, edge to edge, each course leaning against the last, bedded in a lime mortar made by burning local limestone. The centine — the curved wooden ribs that held the arch until it closed — are long gone, but you can still read where they sat. The mortar joints on the underside are wider at the crown than at the springing, the fingerprint of a mason working upward and inward against gravity, closing his own circle.

Lime is the quiet hero of the whole story. Unlike cement, lime mortar stays slightly soft and slightly permeable. It lets the wall breathe, releasing the moisture that stone inevitably draws up from the ground, and it lets the building move — settling, swelling, absorbing a tremor — by cracking along its joints rather than through its stones. A crack in lime mortar can be repointed. A crack through a stone bonded in cement cannot. Every mortar we mix on this site is lime-based, matched to samples taken from the original walls, for exactly this reason.

Why Assisi Restores the Way It Does

There is a reason that conservation is taken so seriously in this particular town, and it has a date: 26 September 1997. When the earthquake struck, two frescoed vaults of the Upper Basilica of San Francesco came down. The vault above the entrance shattered into some eighty thousand fragments; the one over the altar into a hundred and twenty thousand. In every previous quake — and there had been more than forty since the basilica was consecrated in 1253 — the fallen fragments had been swept up and discarded. This time they were not. They were catalogued, photographed and reassembled over years of work, guided by the principle dov’era, com’era: where it was, as it was.

That episode changed the culture of building in Assisi permanently. It produced a generation of local craftspeople — masons, plasterers, stone-cutters, carpenters — trained in techniques that most of Europe had allowed to lapse, and a regional expectation that historic fabric is evidence before it is material. When we opened our walls, the people who came to work on them were the children and apprentices of that generation. This is not a skill we imported to Assisi. It is the reason we chose to build here.

What a Vault Has to Do With a Hotel

Via San Francesco Assisi will be a four-star superior hotel diffuso — a hotel distributed across two historic buildings on the street that leads to the Basilica, rather than concentrated behind a single lobby door. Building 48, “The View”, faces the Basilica directly and holds a panoramic terrace. Building 19, “The Convent”, is a fourteenth-century religious house with medieval frescoes, and it is where this vault sits. When we open in 2028, guests will sleep beneath it.

We could have levelled it with a false ceiling and gained a service void. We are instead consolidating it, repointing it in lime, and leaving it visible — because the difference between a good hotel and a memorable one is usually the difference between a room that was decorated and a room that was revealed. Luxury travel in Umbria is not short of comfort; what it is short of is the specific, unrepeatable evidence of a place. A vault laid by hand seven hundred years ago, and stitched back together by hand this summer, is not a design choice. It is the building telling the truth about itself.
